There are property investment companies that specialize in dealing with the day to day efforts of your investment. They will do anything from finding tenants to having the plumber out. The real concern is are they worth the cost. They usually take a percentage of the rent, but sometimes take a flat fee. I prefer the percentage of rent model because this is an incentive for them to find ways of raising the rent without losing the tenants. This is good for you and them.
The bad part of using these companies, other than the fact that your cash flow restrictions may not afford a rental management company, is it is easy to lose track of your properties. You never want to become out of touch with the industry or your purchase decisions may be made using outdated thoughts.
