My boss bought a property investment in Mexico on the beach. They got a couple of acres for only $25,000 which seemed like a steal, but there was a lot of effort from there. There are local organization that approve the use of the land that require their pay off, engineer buy offs for non strucural changes, constant trips to the bank to wire money for this and that that had to be paid now, and people constantly living on his land while he is away.
Just remember that laws are different in other parts of the world and what should be an easy transaction here can be a big headache else where. Especially when you add border crossings and exchange rate differences. I hope the place is worth it.
